Why Standards Matter

Published standards exist so those decisions are made consistently and can be checked afterward.

It helps you understand why certain materials are removed or kept. And it gives you a reference point if there is ever a dispute with a contractor or an insurer.

The IICRC and ANSI
The Institute of Inspection, Cleaning and Restoration Certification (IICRC) is a nonprofit organization that develops standards and certifies technicians in the cleaning and restoration industries. Several of its standards are developed through a consensus process accredited by the American National Standards Institute (ANSI), which is why you may see them referred to as ANSI/IICRC standards.

Separate from category, the S500 describes classes based on how much water is present and how readily affected materials absorb and release it. Class affects how much drying equipment is needed. A small area with low-porosity materials is a lower class; large areas of wet carpet, pad, and walls are higher; and materials that hold moisture tightly, such as hardwood, plaster, or concrete, fall into a specialty class that often needs longer or specialized drying.
Principles of drying
The standard organizes drying around a set of principles, which in plain language are:
- Remove excess water by extraction, since liquid removal is far more efficient than evaporation.
- Promote evaporation with controlled airflow across wet surfaces.
- Control humidity with dehumidification or ventilation so evaporated moisture leaves the air.
- Control temperature to support evaporation and dehumidifier performance.

IICRC S520: Mold Remediation
When water damage has led to mold growth, the S520 becomes relevant. Its central idea is that remediation means physically removing mold contamination, not just killing it or covering it up. Dead mold can still cause health effects, so spraying a biocide and painting over growth does not meet the intent of the standard.

- Source removal: correcting the moisture problem that allowed mold to grow.
- Containment: isolating the work area so spores are not spread to clean parts of the building.
- Physical removal: removing contaminated porous materials and cleaning salvageable surfaces.

Fire losses are nearly always water losses too. Firefighting water soaks framing, insulation, and contents, and it mixes with soot and combustion residues. The S700 addresses fire and smoke damage restoration, including assessment of residues, cleaning methods, and odor control. The Occupational Safety and Health Administration (OSHA) sets federal workplace safety rules. Some states run their own OSHA-approved state plans that cover private employers, including California, Nevada, Oregon, Washington, Tennessee, South Carolina, and North Carolina among the states we serve. EPA Lead-Safe RRP Rule for Pre-1978 Homes
Lead-based paint was banned for residential use in the United States in 1978, but it remains in many older homes. Water damage work often involves disturbing painted surfaces: cutting out drywall, removing baseboards, pulling cabinets, or tearing out plaster.
The EPA Renovation, Repair and Painting (RRP) Rule applies to many paid renovation, repair, and painting activities that disturb painted surfaces in housing and child-occupied facilities built before 1978, above minimum area thresholds. Under the rule:
- Firms performing covered work must be certified by the EPA or an EPA-authorized state program.
- Work must be supervised by a certified renovator, and lead-safe work practices must be followed.
- Homeowners must receive the EPA Renovate Right pamphlet before covered work begins.
- Practices include containment, restrictions on certain high-dust methods, thorough cleanup, and cleaning verification.
The rule includes an emergency provision allowing some requirements to be deferred when work must happen immediately to protect health or property, but cleanup and certain practices still apply.
